Building a house or buying a house is considered to be one of the toughest jobs by a common man. Most people consider it prestigious to own a home. But not all people would be fortunate enough to own a home. These people could reside in a home for rent. The tenant must provide a monthly payment for his residence at the home. This payment is called a rent payment. The landlord who owns the house and tenant should decide on the financial payment when the renting agreement is sealed. The provincial laws fix the amount to be paid based on the real estate. The provincial laws of Quebec have the provision for a tenant to challenge a cost of rent. The landlord must give a 3 month prior notice to the tenant for an increase in the charges. This
time period may change according to the province. The provinces of British Columbia, Manitoba, Ontario and Prince Edward Islands have laws which implement a cap on the increase in charges for renting arrangement. The province of Ontario has one of the most tenant-friendly laws in the country. They allow the tenant to ask for a reduction in rent payment in some situations. The laws also make it necessary for the landlord to execute any
repairs if there is any damage to the homes. The amount of deposit is also controlled by the laws. The general practice is to collect the last month’s rent charge as deposit. Some provinces however have lower limits like three-fourths of the last month’s payment as in New Foundland and Labrador. Ontario eliminates the need for deposits itself. Some provinces however allow only a rental deposit which is a security for the non-payment of rent and does not cover the cost of any damages.

Online payment and relief for landlords
There are numerous online portals in Canada that enable the tenants to pay their monthly payments online. This covers most big cities and landlords can get their payments from another city. Tenants need not waste their time over sending payments to landlords who are not in the same premises. There is relief for landlords as there is insurance available against non-payment of rent by tenants. This insurance will provide relief for landlords when they don’t get their regular reimbursements. There are numerous companies that offer this scheme. The schemes must be compared and it must be chosen based on the specific needs. Rent payments are very essential to maintain the goodwill and trust between the landlord and tenant. The regular payment of rent will ensure the smooth running of the renting agreement.
