This is a good opportunity for mortgage brokers as they can learn many things with working you. Everyone needs a good mortgage broker and obviously you too. I think a person get trained well under experience person only.

Don't know anyone in Waterloo, but this Bolton office is great. They "get" how to do the types of mortgages you are after. Good luck.

Fresh out of bankruptcy , 2 years out actually.
I am looking for a Mortgage Broker who has experience in cases like mine:
1. Already 2 years since automatic discharge from my first and only Bankruptcy
2 Previously filed a Consumer Proposal which failed and led to Bankruptcy. My previous Broker had no idea what the difference was and kept talking that I had two bankruptcies. although they're on the same debt accounts.
3. I have 3 years with the same employer and make GREAT money (90k plus)
4. Already have a credit card and credit history getting better. Equifax score 625. Transunion I can't get it because their site is a mess.

My previous broker failed to get me a decent deal , and turned out I knew more about his business than he did. I told him to wait until the 2 years period after discharge was over but he pushed me to apply for Pre- approval and came back with negative response and a few really crappy deals form "non mainstream" lenders he had.

My understanding is that now should be easier to get a decent deal with CMHC backed mortgage for a new home.

Please advise and help.
